Q.2 City Fair Investors are the freeholders of a 1960s office block just on the outskirts of a major City. The building is on Ground and 5 floors over and has a total net lettable floor area of some 5,000 sq. metres. The property was developed by Wide Boy Estates who hold the property on a 99 year lease from 1968 at a rent of £30,000, with rent reviews to 10% of market rent every 33 years. The property is currently let to a single tenant at £250 per sq metre with a 4 year term unexpired. Current Market Rental value for secondary property is in the region of £300 per metre square but new buildings let at £500 per sq m.
Making assumptions as necessary, including choice of appropriate yields, advise the freeholder as to the value of their interest taking account of any possible lease re-structures or other possible negotiations.
