This coursework requires the completion of 2 tasks set around the completion of a project for an owner-occupier or developer. It is anticipated that the assignment will take up to 30 hours to complete.
The aims of the assignment are to develop a comprehensive understanding of the financial justification for the project; the potential risks for the client and their management and how procurement strategies for the project can be appropriately developed. The submission is to be in report format to a developer considering a development on the site.
Identify a brownfield site suitable for residential, commercial, industrial or mixed development. This may be in your home locality or near to the University.[ You may not intentionally use a plot previously or currently identified by another student but if this occurs accidentally you must not propose the same type of project.]
The proposed site may have existing buildings upon it which can be demolished [in an imaginary sense] as part of the project and project costs.
Produce a plan of the site and adjacent streets and buildings to identify its position to a suitable scale. This can be prepared from an Ordnance Survey map, drawn to scale or obtained from other electronic means if appropriate. It is for information purposes only.
Describe any existing buildings on the site and the nature of any likely access difficulties or other site characteristics which may have an effect upon the proposed project [eg slope, shape, or any likely contamination].
Produce a report to your client recommend the most appropriate development for the site. The report should include the following:
·Propose a development for the site. This may be either a project for an owner occupier or a development project for lease or sale. [though a development project is more straight forward from the appraisal point of view]
·In the case of a development project you should provide commentary on local market demand for the development and in the case of an owner occupier the value of the project as an asset or facility must be discussed.
·Identify any development constraint that may arise to the project and recommend appropriate further actions to your Client. You should also comment briefly upon any likely Town and Country Planning issues stemming from your proposal. Note; on no account should the Local Planning Office be contacted – most local authorities have a website from which such information can be obtained.
·Produce a feasibility study for the project. Ideally your proposal will be financially viable for the developer client.
[In the event that the project turns out not to be viable you must provide a detailed breakdown of the reasons why not.]
·Produce a risk register for the development at project level
